We evaluate your property for the Short Term Rental (STR) market

Not all properties are a fit for our STR protfolio. We manage properties that are in areas with high seasonal or year round traffic, premium ammenities, and are nearby to local attractions and town centers.

We long term lease your property above market rate, sharing the upside of STR with you.

We will provide a Re-Lease Agreement and STR addendium which outlines the property management terms and services, enabling us to market, accept bookings, and allow access to our guests and cleaning service providers.

A typical lease agreement covers a three year term where you will receive a check every month just like a long term rental, but with a Re-Lease Premium built in as your share of the upside.

We assist in filing all necessary municipal licensing or permitting to operate in your city or town

Each town has a different patchwork of bylaws, restrictions, and ordinances which manadate how short term rentals can operate. Some limit occupancy or must be owner occupied, others are less restrictive allowing operators to maintain multiple properties. We’ll help you navigate the requirements and receive the proper permits.

4.

We furnish, stage, and market your property

We furnish our short-term rentals with durable, easy-to-clean furniture and add quality linens, good lighting, and essential kitchenware.

We manage booking, communication, and cleaning services with a 5 star level of service

  • We carefully analyze each property to assess it’s short term rental earning potential over a 12 month period. We ensure comparable properties are averaging a return which will provide enough margin for us to share the upside with our property owners. That revenue sharing is provided in the form of a fixed over market rent payment each month outlined in the lease agreement.

  • We take a data driven approch to evaluating your property’s STR earning potential. We use available data on comparable properties, and historical trends to determine the potential revenue and risk of each property individually. Lastly, we leverage our experience in managing short term rentals, to evalute value add ammenities and locales for our portfolio approach.

  • RPM will be responsible for communicating directly with guests, and with our owners to resolve issues that arise during a stay. Emergency situations like utility outages or safety concerns must be dealt with immediately by the owner or their 3rd party maintenance professional. Coordination for those services will be inclusive of RPM and communicated to the guest by RPM.

    A Owner may choose to enlist a service professional contracted by RPM to resolve an emergency or maintenance request which cannot be resolved in short order, and arrange payment for those services.

    A maintenance plan including expected resolution times and covered appliances and fixtures will be provided during leasing.

    Any damage or incidentals resulting from a guest, shall be the responsibillity of RPM to resolve and cover in terms of payment.

  • The owner will receive the fixed monthly rent as defined in the lease without interruption for the full duration of the lease.

    If the unit is not able to be booked due to an outstanding maintenance issue covered in the Maintenence agreement, RPM reserves the right to withhold rental payments until such time as the repair is sufficiently made.
